A: Brightside Land is a family owned real estate investment company that primarily buys vacant/raw/undeveloped land in almost any location. A: Brightside Land strives to make selling your land as easy for our sellers as possible. We offer a fast cash transaction without a bunch of contingencies that other buyers might throw out there during negotiation. We also want to be as transparent as possible with you, keeping you informed each step of the way. We’ll reach out to you via your most preferred communication method to let you know when each milestone has been achieved during the sale of your land. A: We really don’t need much! Our Sell My Land Form only requires you to list the name the land property is listed under with the county, your contact information, and the state and county the property is located in. Adding additional information is recommended and filling out the form as completely as possible will help us research your land property and get you an offer in less time.
A: There is certainly an advantage of submitting your information directly into our online form. The information allows us to quickly begin our research and get a fair cash offer out to you right away. We have systems that run in the background that pull information from the county and comparable sales data in which your land is located. After checking over and validating the information,  we use this data as inputs to formulate our cash offer. Don’t worry, your personal information is always kept safe and we never sell or share anything provided to us. A:  We are land investors, and not end buyers, so we buy land at wholesale prices. It’s kind of like selling your car- You can sell it quickly to a used car dealership,  or you can try to sell it yourself and find a buyer who is willing to pay retail prices. To get full retail price, the best way is to list the property with a real estate agent. Land typically takes much longer to sell than homes. It’s not uncommon to see the final sale price be half of what it was originally listed with the agent for. Not only that, but agents typically charge 6-10% of the final sale price.

The prices we pay are fair and a win-win for both parties. We do not pay retail, however that cost can be made up when you factor in ZERO commissions, plus we pick up all associated administrative and closing costs. In addition, we close very quickly because we are paying in cash. This saves you money by shortening the period of time in which you are responsible for taxes, assessments, HOA fees, and maintenance of the property. A:  We will open up an escrow with a title company local to your property after you have signed a Purchase and Sales Agreement with us. After performing a title search to verify ownership and clear title, you will be sent a bank wire directly into your checking/savings account or a check directly from the title company at closing. A:  We are land investors, and not end buyers, so we won’t ever be the folks that work towards developing or creating memories on your land. We do, however, work with a network of buyers that plan to do just that – use the land to build the home of their dreams or maintain ownership of the acreage to recreate on during weekends and miniature escapes in order to spend time with their families. In addition we calculate the market there is for land of this type and the amount of marketing resources we’ll need to put into the transaction to re-sell your property to an end buyer. A: There are several reasons why it can be difficult to sell land on your own. The market for raw land is limited and it can often take months or years to sell a land property on your own. Finding bank financing for land is difficult, which means you’ll typically have to find cash buyers for your property. Without spending money on advertising, this is challenging. Many land properties are marketed with owner financing arrangements, meaning you’ll have to draw up financing contracts and the owners must deal with the hassle of collecting monthly payments for the stated term (usually in years or decades), and only receive a small amount each month. Finally, with owner financing, if your buyer defaults, you’ll have to deal with the foreclosure process and taking back legal possession of the property.

A: The Purchase and Sales Agreement, sometimes referred to as a PSA, is the legal contract to sell us your land. If the terms of your offer are agreeable, we’ll draft up the PSA and send it out for you to electronically sign. No real estate transaction should be without this document. When executed by both parties, it protects both buyer and seller by laying out all of the details associated with the sale of your property.
A: We run an individual title examination (at our expense) on each property we purchase and will determine through our research if any title issues exist. Our team has years of experience working with complicated title issues and can often find a solution. Each situation is different. We aim to help you through the process, and help provide the necessary resources to fix title issues when necessary. Depending on the state and county where the land is located and the circumstances involved, we may be able to quiet the title, file probate, or explore other creative options to clear the title.
A: Selling your land to us does not require any money out of pocket.

Any back taxes or dues will be negotiated as part of our offer prior to reaching an agreement. In the case that money is owed in back taxes or dues, those amounts can be deducted from the final closing price. In some cases, when the back taxes or dues are minimal, we will cover them in advance to make the process simpler and easier for you. What’s important is you will NEVER have to spend any of your own money to sell your land property to us.
A: Not a problem! We will prepare a new deed for the purchase of your land property and won’t need you to provide a copy of your deed. We can acquire most, if not all, of the documents we need from the county offices to complete the purchase, so it won’t require much effort on your end at all.
